Quotes are normally within 20% from lower to upper prices, if not ask why.
References or access to previous works & clients.
A contract that sets out everything & protects all parties concerned.
Make sure they have all insurances, obtain policy numbers if possible.
Keep things professional, do NOT make things too informal.
If in doubt then ask a friend or other builder for advice.
A good builder is a busy builder, you may have to wait but it will be worth it.
